Walk down the second floor hallway this week and the building is starting to look like itself again. The ceiling is nearly back in place, the new system is coming to life, and the project has moved into its final stretch.
What's Happening
System startup and balancing began this week. Over the next three weeks, technicians will move room to room, adjusting each unit so the right amount of air reaches every space. All of the equipment is now in the building, so the remaining work is startup, insulation, and finish carpentry. Crews are setting the last of the fan coil units on the first floor, wrapping the chill water piping so the system can be filled, and returning ceiling grid and tile across the second floor. The electrical work is complete, and the controls and thermostats are being finished.
What to Expect
While technicians balance the system, you may notice some vents blowing more or less air, or seeming closed, as they fine-tune each unit. That is a normal part of startup. A crane returns on Wednesday, July 1, to set the boiler vent stacks through the roof. This visit is much smaller than the April crane pick, about an hour of lifting on the south side, with parking and through-traffic on that side closed only while the crane is set up. Because the water heater shares that space, hot water will be off for a couple of days mid-week the week of June 29. Finish work begins June 30, including ceiling tile, acoustic panels in Hess Hall, flooring on the first floor, and paint and sheetrock touch-ups.
Looking Ahead
The week of June 29 brings finish construction, the boiler vent stack crane work, and continued system startup and balancing. Owner training is now scheduled for July 16, a clear sign the project is closing out on time. Most of the major work should wrap by the end of June, with final closeout and inspections in mid-July.
